About this Project

LKB was responsible for the design and preparation of contract documents for a new six-story luxury Senior Care Residents facility, located on a reclaimed 10-acre parcel in Port Washington. The facility is equipped with medical facilities, a dining hall, transportation services, courtyard areas and a swimming pool.

LKB provided site layout, grading and drainage, landscaping, SWPPPs, soil and erosion control, sanitary sewerage system and storm drainage system, as well as environmental permitting services.

Site design elements included: perimeter access roads and down road to underground parking; patient drop off circles; outdoor parking lots; fire access; interior and exterior courtyard areas, including patios and landscaping; ADA compliant walkways and ramps; complete storm drainage system; complete sanitary sewer system; water service; development of adjacent property for future soccer fields; and retention basin.

The Amsterdam at Harborside now sits on a site that was originally part of an abandoned sand and gravel mine. To the north, a protective bluff is evidence of the original property elevation. Sustainable methods were used throughout the design and construction process to achieve this transformation. Wetland mitigation, soil and erosion control, landscaping to reduce heat island effect and provide embankment stabilization, flood protection, and berm construction.

This site has been designed to minimize potential flooding and embankment erosion.  An underground dry well system is located throughout the site, collecting runoff from paved areas, roof drainage and underground parking.  Dry wells were brought to depths required to penetrate layers of impermeable clay-like and mineral rich soils deposited during previous mining operations. Spoils from dry well excavation were used to create a protective berm on an adjacent property. Fire access roads are constructed of permeable, open block pavers set on a crushed stone base to allow for additional storm drainage infiltration. Embankment stabilization has been provided via retaining walls and an embankment tier system stabilized with turf grasses, landscaping and erosion control blankets.
